SVN Land Asset Expert Ashley Bloom Closes $2.1MM Transaction of Waterfront Property in Fort Myers

The 7.58-acre development opportunity highlights the increasing demand for commercial property in Southwest Florida

Fort Myers, Florida (June 18, 2015)—Ashley Bloom, founding chairman of Sperry Van Ness’ Land Product Council, facilitated the successful closing of a $2.1MM transaction for a waterfront property in Fort Myers. Located at 1135 Main Street, the 7.58-acre property also includes a 24,000-square foot storage building and offers an ideal development opportunity.

The seller is an equity fund that acquired the land in a large portfolio. The buyer is a prior owner of the property.

“This transaction is another example of the improving demand for commercial property that we’re experiencing in Southwest Florida,” said Bloom, whose extensive commercial real estate and land asset background also includes experience in both residential land planning and commercial development. “The area has undergone a significant recovery in the residential market, so we anticipated, and now are experiencing, growth in the commercial market.”

The Main Street property in Fort Myers has been approved for development that currently includes wet and dry slips with direct waterfront access to the Gulf of Mexico. In addition to a storage facility, the property also includes outdoor storage and sales center and infrastructure.

Bloom and SVN Florida Advisors throughout the state are also seeing a trend in the investor community. Investors are becoming more creative when considering the availability of properties on the market, as the demand outweighs the supply for well-located, well-priced opportunities. Bloom, who provides expert advisement to buyers and sellers, explained that SVN is well-positioned to address the needs of the market as the commercial real estate company features a supply of quality listings as well as a solid investor base.

“In the current market where existing property and development plans may not align with an investor’s original idea, I'm seeing creativity and flexibility at its best,” said Bloom. “Investors aren't walking away from the property because they know the demand for premium locations is higher than the limited supply. In these situations, the SVN team is able to provide strategic advisement to help investors realign their vision as necessary and help them better understand their options. It's all about collaboration and flexibility—and it works.”
